A foreign national loan is a loan meant for a citizen of another country living in the United States. The funds secured can either purchase an investment property or living space while staying in the U.S. You typically do not need a Social Security number, green card, or visa to apply for a foreign national loan. You also do not need an established credit score as typical applicants do. The only documentation typically required to secure foreign national loans is the following:
- Proof of income
- Visa or visa waiver (B-1, B-2, H-2, H-3, I, J-1, J-2, 0-2, P-1, P-2, TN NAFTA, & Laser Visa valid)
- Proof of creditworthiness
If you are a foreign national who lacks the necessary credit and Social Security number or Individual Tax Identification Number to apply for a typical mortgage in the United States, you will need to show documentation of three active and open trade lines, each with at least two years of history. One other important thing to note here: having permanent residency status versus nonpermanent status can make a difference to foreign national mortgage lenders. Furthermore, if you do not have a FICO credit score and have negative marks on your credit, you will not be eligible for a foreign national loan. You are also ineligible for this type of loan if your country of origin is an OFAC-sanctioned country.

- Processing – This is the “weeds” stage where most of the underwriting is done. We’ll work hard on your loan while you sit back. You will be notified as soon as possible if any additional documentation is needed.
- Appraisal & Inspection – If you’d like, we can help you find reputable appraisers and inspectors in the Houston area to ensure your new home is worth the investment.
- Loan Approval – Your loan is approved, and you can officially purchase your home!
- Final Signing – This will be in the presence of a public notary and only after you have fully read and understand the loan documents.
- Loan Recording – Loan refinances require a 3-day waiting period before being funded, while loans used to purchase a property do not.
- The home the borrower is getting a loan for is their primary residence.
